What Victorian law actually requires
Under Victoria’s Residential Tenancies Act 1997 you have to leave a rental “reasonably clean” — not brand new. That distinction matters, because agents sometimes ask for more than the standard requires.
Most Victorian leases also carry a clause requiring professional carpet cleaning, which is why we include carpet steam cleaning in every end of lease quote rather than selling it as an extra.
The three things agents fail people on, every time: the oven, the shower screens, and the window tracks. We do all three properly.

We quote each job rather than publish a rate that turns out not to fit your place. But you should know what moves the number before you call.
Fixed price, confirmed before we start
Never an hourly rate. Never a number that grows once the van is in the driveway. The price we quote is the price you pay.
How many rooms, and how big
A room is up to 20m². Anything larger is priced as two.
Condition
Normal wear, heavy traffic lanes, or years of build-up — they take different amounts of work.
Fibre type
Wool needs lower heat and lower alkalinity than synthetic. It takes longer, and it matters.
Pet treatment and stairs
Urine has to be treated at the underlay, not the surface. Stairs are priced per flight.
Access and parking
A third-floor walk-up with no loading zone takes longer than a driveway. We say so up front.

How much does cleaning cost?
It depends on the size of the job, the condition, and any extras like pet treatment — so we quote each job rather than publish a rate that turns out not to fit. What we do promise: a fixed price, confirmed before we start, and never an hourly rate that creeps.
Do you guarantee I get my bond back?
No, and be careful of any cleaner who says they do — the bond decision belongs to your agent and the landlord, and it covers damage and rent as well as cleaning. What we guarantee is the clean: if the agent flags cleaning at the final inspection within 7 days, send us the report and we return and re-clean those areas free.
Do I legally have to steam clean the carpets?
Not automatically. Under Victoria’s Residential Tenancies Act 1997 you must leave the property “reasonably clean”. Consumer Affairs Victoria says a professional cleaning requirement depends on the condition the property was in when you moved in, recorded on the condition report, and on whether professional cleaning is actually needed to return it to that condition. We include carpet steam cleaning in our end of lease package because it is what agents most often ask for — not because the law demands it in every case. Check your lease and condition report, or the Consumer Affairs Victoria website, before you agree to anything.
What is the difference between end of lease, bond and vacate cleaning?
Nothing — they are three names for the same service. Agents and tenants use them interchangeably.
What if the agent is not happy?
Send us the inspection report within 7 days and we return to re-clean the areas they flagged, at no cost. We guarantee the clean meets the standard; we cannot guarantee what an agent decides about your bond, and nobody honestly can.
Does the property need to be empty?
Ideally yes. We can work around a few boxes, but we cannot clean under or behind furniture that is still there, and agents check those spots.
